The secrets of Trading reit counter

 

@Sporeshare The secrets of Trading reit counter!
I think everyone needs to have a plan in place before they execute it.
Without having a plan is like trying to find the needle in the ponds . So, we need to have a plan and trigger it when the right time has come.
I think is good to know the reit counters that you are familiar with. Their businesses, strength, Management Capability, Good sponsor, track records, dpu consistency etc. Their fair value to combine it with Technical + Financial Analysis is a great way to ensure we are having a better understanding why these reit counter are going through and is it a great time to execute our plan.
1. CapitaLand Ascendas REIT - I have been trading this reit counters for the past few years and is quite familiar with the price patterns. So far, all profitable trades. I would look at the TA side usually using the basic Support and Resistance level and simple indicator like MA and volume to plan my trade. The recent trade being executed was entering A buy Trade at 2.51, and sold off at 2.71 on 3rd November as it has hit the resistance level and the 50 days MA.




2. CapitaLand Investment - I have nibbled first batch at 3.26 and 2nd batch with slightly higher qty at 2.95 on 26th October. This is a wild horse and in good time she can easily trade at 3.60 to 3.90. Please dyodd.


3. KDC - Traded many times, all profitable. I have seen her coming Down from 3.00 to 2+. The first time when she touches 1.60 I missed out. So the recent selling down below 1.70 it has again given me the opportunity to rebook at this counter. I browse through the chart and the FA looks fine. So, I just went ahead to enter the trade at 1.68. At 1.68, yield is more than 5.9%. The only dc reit that has greater exposure in Singapore. The recent sold down was due to higher finance costs plus some bad news about China dc side.



4.MLT - I have sold many rounds all profitable! Recent trade entered at 1.60 still under water . This is a giant logistics reit counter and i think in good time she usually trade at 1.80 to 1.90.

5. CapitaLand Integrated Commercial Trust - Last sold off at 2.04 before the selling down of reit counter. Re-entered at 1.81.

Is ultra important not to borrow and trade.

Always use position Sizing to buy for each trade.

NetLink NBN Tr - 2nd quarter results is out! Gross Revenue is up 2.9% to 205.3m. Net profit is down 3.1% to 52.88m. Interim dividend is up 1.1% to 2.65 cents

I think results is almost flat. 

Net gearing is 21.5%.

At 84 cents, yield is about 6.3%. 

I think the results is not bad!

 I think good price is here! Yield is of about 6.1% at 0.855. This is even much higher than Singapore Government Bond of 3.16%. THIS counter is like  FD account which is consistently paying out dividend of 5.2 cents annually. I think opportunity is back!

 NetLink NBN Trust  - 1st quarter update is out, Net profit is up 2.1percent to 28.2m, total Revenue is up 6.2 percent to 103.9m.



Yearly dividendis about 5.24 cents. Yield is 6.1% at 0.86.

I think the resultsis stable and yield is good

Yield is 6%.

FY results for 2022.

Total Revenue increase 6.8% to 403m.



Final dividend of 2.62 cents is being declared! 



Chart wise, it has corrected from 0.91 to close at 0.865 after ex.dividend seem like a gd entry pivot point!

Frasers L&C Tr - 4th quarter results is out! Gross Revenue is down 0.8% to 212.8m. NpI is down 4% to 155.5m. DpU is down 6.6% to 3.52 cents, Financial costs is up 29.7% to 25m.

Gearing 30.2%. Fixed Loan rate of 77.2%.

Occupancy rate is 96%.

Rental reversion of +18%.

Full Year dpu is down 7.6% to 7.04 cents.

I think the weaker sets of Results is due to high financial costs and forex exchange loss.

Mapletree Log Tr - She is being pressed down to such a low level I think great opportunity is here with yield more than 6% for this Giant Logistics reit counter plus index counter! Dont miss out!

 Today Ex.dividend of 2.268 cents. Nice quarterly dividend payout, Fantastic! 



Chart wise, it has managed to bounce-off from 1.45 and closed higher at 1.49 looks rather interesting! 

With rate hike most probably paused in November we may see some pressure taking off from reit financing cost and hopefully this might help to support the price at the current level!

I see great pivot point at current price level! 

At 1.49, yield is about 6.05%.

Half year results is out!

A beautiful sets of financial numbers that beat my expectations of dpu of 2.25 cents ! 




Gross Revenue is up 15% to 186.7m.

Dividend of 2.268 cents , XD 31 October. 





I think is a gd sets of results!

At 1.45, estimating yearly dpu of 9.02 cents,  yield is 6.22% I think great price is back! 

NAV is 1.416. 



I think good pivot point to watch will be at 1.41 which was the recent low!

This is one of the giant index logistics reit that has been expanding their assets and consistently increasing the dpu!

At 1.64 , yield is about 5.5% which is quite a gd yield level for this blue chips index reit. 

Chart wise,  A nice pivot point is at 1.60 - 1.63.

I think the results is not bad at least dpu is still up a little bit.

She is gaining strength and likely rise up to reclaim 1.75.

 Indeed, she has managed to reclaim 1.67 and rises higher to touch 1.71 looks rather bullish!



Likely to rise up further to test 1.75 and above.

Need to reclaim 1.67 in order to reverse this


 downtrend and rises higher!

Yearly dpu of 9 cents, yield is 5.5% of which I think is quite good! 

Gearing is below 40%. Market cap is about 8.225b.

She is rising up to test 1.67 soon. Now trading at 1.65 to 1.66 as of 12th July 1.12pm. Awesome! 


CapitaLand Ascott - 3rd quarter results update is out!Gross profit is up 13%, Gearing 35.2% is much better than 39% previous quarter, I think results is good!


Chart wise, she is gaining strength! 



I think likely to rise up to test 96 cents again! 

A nice breakout smoothly may likely see her rising up towards 1.00 and 1.03.

 30th October Update:

3Q 2023 gross profit increased 13% YOY, rose to 103% of 3Q 2019 pro forma gross profit




— Increase in revenue mitigated higher operating and financing costs

— 3.48 cents in DPS paid for 1 Jan 2023 to 13 Aug 2023, Advanced distribution of 0.701 cents was paid for the period 1 Jul 2023 to 13 Aug 2023

— gearing 35.2% with low effective borrowing cost of 2.4%

— 83% debt on fixed rate, with 50% hedged in foreign currency


Estimating a full year dividend of 6.08 cents. 

At 92 cents, yield is about 6.6% plus the Gearing is low I think the company would be able to weather through this high interest rates environment! 


I think current price seem a good yield level.

Indeed,  she has gone down to test 0.88.



I think likely to see a rebound from here!

Yearly dividend of about 5.3 cents. 

Gearing 39%.

The recent PO price of 1.025 is trading a great discount to the current price of 0.915! 

Those took up the PO is having paper loss.

But on the other hand, I think gd price is back! 

NAV is about 1.138.

Yearly dividend is about 5.3 cents.

I think Gearing is below 40%.

Immediate support is at 0.915.

Next support is at about 0.88.

DBS Group - Results will be out on 6th November, cautious mode! If Results is not within expectations like uob then we may see the same scenario playing out!

If 32.87 cannot hold,  then we may see her going further down to test 32.00 than 31.98 with extension to 30.30.

Impressive set of financial numbers for 2nd quarter 2023.





Net profit increase 48% to a record earnings of 2.69b as total net income crosses 5b.



Declared interim dividend of 0 48. Versus 0.42 last quarter. Awesome. 

XD 11 August.  Pay date 24 August.


EPS increase 4.02% from 2.80 to 4.15.

NAV also increase 21% from 20.78 to 21.85.

Fantastic! I think price may gap up !



Hopefully,  it may stay above 34.00 with this stellar sets of financial results!
