Suntec REIT recorded strong distributable income of $59.9 million for the quarter ended 30 September 2026 (“3Q 26”), 14.3% higher than the corresponding period in 2025 (“3Q 25”). Distribution per unit (“DPU”) to unitholders was 2.017 cents or 13.4% higher year-on-year.

XD 29th October.

On an operating basis, distributable income and DPU would have increased by 18.8% and 18.0% respectively1 as there was a reversal of Australia withholding tax provision recorded in 3Q 252. The robust year-on-year performance was led by stronger operational performance of the Singapore Office and Retail portfolios and lower financing cost.

The office market is expected to remain resilient underpinned by limited core CBD office supply and tight vacancies. The Singapore Office portfolio occupancy is expected to remain high with positive rent reversion for the full year expected to be between 5% to 10% for FY 2026. The performance is expected to improve, supported by healthy occupancies and past quarters of strong positive rent reversions.

Retail demand remains healthy with tenant sales growth continuing to outpace shopper traffic growth. Major events like the BTS concert, Meetings, Incentives, Conferences, and Exhibitions

(“MICE”) events as well as the festive seasons are expected to support retail spending in the fourth quarter of 2026. Occupancy for Suntec City Mall is expected to remain high with positive rent reversion for the full year expected to be around 10%. The retail portfolio performance is expected to improve, supported by higher occupancy, rent and marcoms revenue.

Suntec Convention

While some international delegates and event organisers remain watchful over the haze situation, MICE pipeline for Suntec Convention remains healthy for the fourth quarter of 2026 and in 2027. Suntec Convention performance is expected to remain stable in 2026 with growth expected in 2027.

Australia Portfolio

The Australian office leasing markets, particularly in Melbourne and Adelaide, remain tenant-led. Leasing demand remains selective, with slower absorption and elevated incentives. The REIT continues to be pro-active and flexible in its leasing approach, such as creating fitted suites and subdividing spaces to meet diverse tenants’ needs. The Australia portfolio performance is expected to be stable supported by the strong occupancies at 177 Pacific Highway and 477 Collins Street.United Kingdom Portfolio Vacancy levels in the City and West End of London remain high at approximately 7%3, particularly in the fringe locations and older buildings. High quality, newly built and refurbished spaces in prime locations continue to be well sought after. Improved leasing interest at The Minster Building had led to an improvement in occupancy and the property is expected to achieve full occupancy by end 2026. Operating performances are expected to be stable for Nova Properties and The Minster Building4.
