DBS bank - 3rd quarter results is out!3Q pre-tax profit up 1% YoY to record $3.48b, ROE at 17.1% and ROTE at 18.9%

It has gone Down to fill the Gapped at 53.05. Looks rather weak! If unable to stay above 53.30 then she may go further down to test 51.65 than 50.00.

 Transitional CET1 ratio at 16.9%, fully phased-in at 15.1%

3Q total dividend of 75¢ per share, comprising 60¢ ordinary dividend and 15¢ Capital Return dividend


2026 outlook:

Total income to be around 2025 levels despite rate headwinds

 Group net interest income to be slightly below 2025 levels

o Based on Sora around current levels, three Fed rate cuts and stronger SGD

o Full year impact of lower rates mitigated by deposit growth

 Commercial book non-interest income growth to be high-single digits

o Mid-teens growth in wealth management

 Cost-income ratio to be in low-40% range

 SP assumed to normalise to 17-20bp, although not seeing signs of stress so far

o Potential for GP writebacks

 Net profit to be slightly below 2025 levels.

MPACT: Mapletree PanAsia Com - Yesterday, closed at 1.47, seem holding up well! It may rise up to test 1.50

 It looks like something is brewing,  price is up 5 cents to 1.49. The volume seem quite high!

She may reclaim 1.50 and rises higher to test 1.54 and above.

 Singapore portfolio records 6.1% NPI growth in 2Q FY25/26 and 4.5% growth in 1H

FY25/26 on a yoy comparable basis

• Strong performance led by VivoCity despite ongoing Basement 2 AEI

• Lower operating expenses and finance costs driven by reduced utility rates and strategic 

debt reduction

• 2Q FY25/26 DPU at 2.01 Singapore cents, up 1.5% yoy

Higher commitment levels recorded in most markets; portfolio rental reversion reflects 

strategic prioritisation of tenant retention and cash flow stability

• VivoCity: Delivers all-round performance across earnings, occupancy, rental growth and 

tenant sales; Basement 2 AEI completed with new retail zone operational since 

late August 2025

• Completed divestment of two Japan office buildings.

I think results seem not bad!

Price seem to react positively this morning,  she is up 5 cents to 2.72.

Yesterday being sold down to close at 2.73, seem overly done! Hopefully, a rebound will bring it back to 2.80! Rate cut is looming! Rate cut defensive stocks would do well. Leading the outperformers, again, would be real estate names. Other smart picks: healthcare, utilities, and consumer staples.

The central bank, if economists are right, will begin a series of cuts that could lower its benchmark borrowing cost by as much as 1.5 percentage points by this time next

10th September 2025:

All waiting for the data to be released these 2 days! If the nos are within expectations, we may see reit sector rising up further! CapLand Invest may rise up to test 2.82 than 2.87 and above.

Beyond 2.87, we may see her rising up further towards 3.00 than 3.12!

CapLand Investment (9CI.SI) - She has retreated from 2.87 to close at 2.76, she may rise up to retest 2.82 after taking this breather!



Yearly dividend is about 18 cent if we add up the Final dividend of 12 cents plus 0.03 share of CICT , equivalent to about 6 cents that give us a total of 18 cents, yield is a whopping  6.5% at 2.76. 

I think is a great yield level.

Innotek - Today, some buying activities spotted.The price is up 7 cents to 77 cents

CICT : Capland IntCom Tr - 3rd quarter business updates is out! Gross Revenue is up 1.5 percent to 403.9m. NPI is up 1.6 percent to 294.4m. Occupancy rate 97.2 percent, seem not bad

  CapitaLand Integrated Commercial Trust (CICT) - 3rd quarter business updates is out! Gross Revenue is up 1.5 percent to 403.9m. NPI is up 1.6 percent to 294.4m. Occupancy rate 97.2 percent,  seem not bad!



Gearing is 39.2%. Seem slightly better 1.3ppts vs Jun 2025.

Wale 3.2 years.

Positive rental reversion of 7.8% for retail and 6.5% for office.

No dpu declared for this quarter updates!


I think the results updates seem not bad!


I can see the reit sector is recovering! Most probably the worst is over!

15% Positive rental reversion.

It seems too good to be true! We will know when it reports the FY results!
