Mapletree Log Tr - She will be reporting her results on 22nd October after trading hours, dividend is coming, nice! Hopefully the dpu didnt drop too much and stay above 2 cents or 2.1 cents so that price can stay above 1.40 and eventually rise back to 1.50!

 Mapletree Log Tr  - Today gd reit likely gap up due to Powell's speech last Friday that Fed is ready to cut rate to stave off weak US labor. Gd reit likely cheer along with this piece of gd news!

 Mapletree Log Tr  - Chart wise, she needs to overcome the resistance at 1.34 and 1.38 in order to rise up further! 



At 1.30, yield is about 6.4 percent for this Giant logistics reit of which I think is quite a good pivot point to consider!

NAV is about 1.37.

24th July 2024 update:

MLT : Mapletree Logistics Tr - 1st quarter results is out! Gross Revenue is down marginally to 181.6m versus 182m . 




NPI is down 0.9 percent to 156m. Distribution income is down 7.4 percent to 103m versus 111m , borrowing costs increased 9.4 percent to 38.5m due to higher borrowing costs! DPU is down 8.9 percent to 2.068 cents versus 2.27 cents



 Mapletree Log Tr  - First Quarter results will be out today - 24th July after Trading hours. I think  dpu likely lower as China side may see a lower revenue !

 Estimating DPU of 2.18 cents! Occupancy rate is 95.7% versus 96% last year! Gearing is 39.6%. 

The overall average rental reversion including China was 2.6%.

Lai ah, AGM is on 17th July 2024 at 2.30pm.1st quarter results will be out in 24th July , dividend is coming, awesome! She had a nice rebound yesterday, need a follow through to reverse this downtrend.

Chart wise, it looks like 1.29-1.30 is a good pivot point of support! 



Yield is about 6.74% at 1.32. NAV 1.37. Gearing belowv40%. I think good yield level to slowly accumulate for my mid holding! Pls dyodd.

Gross Revenue is up 1.2 percent to 181m, NPI is up 0.6 percent to 155m, DPU is down 2.5 percent to 2.211 cents marginally due to enlarged no of unit base, rental reversion increased 2.9 percent,  gearing 38.9 percent which is quite healthy! I think the results is quite resilient! Pls dyodd. 





Occupancy rate 96%.

ComfortDelGro - Slow and steady, she had managed to bounce off from the support at 1.44 and is now trading at 1.47 looks like Bull is in control!

Breaking out of 1.50 smoothly,  shw may continue to rise up to retest 1 53 than 1.60.

Interim dividend 3.52 cents. Estimating Final dividend of 4.5 cents. Yield is about 5.45% at 1.47. I think is quite a gd yield level!

CapLand Ascott Tr  - Acquisition of Ify Funan Singapore is another great asset added to boost their total portfolio 




plus an increase of 3.5m distribution income or 1.5 percent increase in DPU payout,  awesome!

 This acquisition is being funded by the recent divestment of Citadines Mount Sophia and the Gearing is below 40 percent which is a plus point! 




Ay 97 cents, yield is about 5.25% which is quite a good yield level! 

NAV is about 1.15.

Gearing below 40%.

I think current price is still considered quite a great price!

Frasers Cpt Tr - I think good price is back! First Half results will be out on 25th October dividend is coming,  nice!



 At 2.27 yield is 5.3 percent I think is quite a good pivot point!

4th October 2024:

  FCT - Frasers Cpt Tr  : Had dinner at NEX, Nice Steaks and yummy potatoes! Very crowded! Business is very good! Feeling great! 




Waiting for FCT results scheduled to be out 25 Oct cum dividend,  Huat ah! 




Current price 2.30, yield is still pretty good at 5.23%. As more rate cuts , price may rise back above 2.50 in time to come! 

 Frasers Cpt Tr  - Last Friday it looks like some Fund are offloading this counter seems like a targeted candidate,  down 8 cents to 2.27 ! 2.25 support level likely to be tested! 



We may see a bounce-off from the current price level as the price seem overly corrected! The volume is extremely high looks like the selling is more or less completed! Pls dyodd.

Frasers Cpt Tr  - Last Friday,  it looks like someone is selling off this counter in big qty which saw the price being sold down 5 cents to close at 2.36. The volume is high. 



Lets see how she fares , hopefully,  she can rise up to reclaim 2.42!

 This driving force may continue to push the price to clear 2.40 than 2.50 and above!

Beyond 2.5p, we may see her rising up further towards 2.63 than 2.73.

FCT : Frasers Cpt Tr  - One of the rare local retail mall that is pretty resilient and almost attaining 100 pecent occupancy rate. Yield is more than 5.3 percent,  NAV about 1 Price Per Book. Gearing below 40 percent of which is good to be included into one watch list or portfolio!

She is rising up to test 2.30 than 2.33 to 2.35.

 FCT : Frasers Cpt Tr  - 3rd quarter results update is out! All nos seem about the same as last year! Occupancy 99.7 percent,  Sales revenue slightly higher, gearing is 39.1% versus 38.5% , ICR 3.26x. 

Retail sales and Retail rent is up slightly! 



No total gross revenue and earnings provided! 

Tampines 1 AEI update:





AEI to complete by September 2024. Project ROI 8%. 

Mall achieve 100% occupancy.  

At 2.19, yield is about 5.49%.

Seem quite a nice Yield level.

 CICT: Capland IntCom Tr  - Yesterday went to Raffles City for Ramen at Mensho Tokyo,  very nice and chewy Ramen, delicious soup base and nice char siew and the crispy topping using bamboo shoot and some chicken meat taste great! Strongly recommended to try!




Their signature ramen looks good and taste nice and great !

And traditional Ramen taste equally great!

 CICT : CapLand IntCom Tr  - Rights issue offered price of 2.007 for every 1000 share you are alloted 56 share! I think TERP is about 2.09. I guess opening price is 2.07 to 2.08. 

Advance DPU of 2.11 to 2.21 cents.

DPU accretive is merely 0.9%.




It looks like they are paying a hefty premium price.

It seems like Capiland Investment made a very good divestment gains. Price went up 9 cents to close at 2.78. 

CapitaLand Integrated Commercial Trust's (CICT) manager announced on Sept 3 that it is proposing to acquire 50% of ION Orchard at an agreed property value of $1,848.5 million.

CapitaLand Investment (CLI) will divest its 50% interest in ION Orchard to CICT. ION Orchard is currently held in a joint venture with Sun Hung Kai Properties holding the remaining 50%.
The agreed property value is within the range of two independent valuations of ION Orchard, separately commissioned by the trustee and the manager of CICT. On a pro forma basis, assuming CICT had held and operated ION Orchard from Jan 1 to June 30, the distribution per unit (DPU) accretion is expected to be 0.9%.
