NAV 1.72.

Yearly dividend is about 8.5 cents.

Yield is about 6.25% for this index reit counter of which I think the price is undervalued! If the first rate cut in September we may see further price action!

18th August 2024 update:

 Mapletree PanAsia Com Tr  - She needs to overcome the resistance at 1.30 level! 



A nice crossing over smoothly plus good volume we may see her rising up further towards 1.36 and above! 

Next, she is likely rising up to test 1.43 than 1.50.

16th August 2024 update:

 She is trading near all time low of which I think is a gd pivot point to consider! Yield is more than 6.7% , nav 1.70+, gearing is about 40%. Rate cut in September is about to happen in September, dont miss out!



Chart wise, she is hovering near the support at about 1.20/1.21. Currently trading at 1.24 , a nice bouncing up and crossing over 1.28 with ease we may see her rising up further to test 1.32 tyan 1.38. Pls dyodd.


31st July 2024 Update:

 Gross revenue is down 0.2% to $236m versus $237m last year.

Net property income edged up 0.1 per cent to S$179.4 million from S$179.2 million.



Distributable income declined 3.5 per cent year on year to S$110.8 m versus $114.8m last year.




DPU is down 4.1% to 2.09 cents mostly due to high finance costs and forex exchange losses for Japan and China side.

Gearing is of 40.5%.

Occupancy rate is 94%. 



The divestment of Mapletree Anson, which is scheduled to be finalised on Wednesday will help to pare down debts and bring down the Gearing to 37.6% and a bit cater for dpu payout.

Mapletree Ind Tr  - Proposed acquisition of a Freehold properties in Japan/Tokyo a multi-storey use facilities comprises of Data Centre,  Back Office, training facilities and an adjacent accommodation wing for a value of JPY14.5B!  



Approximately SGD 130m.

The acquisition is DPU accretive!

The Manager intends to finance the acquisition via JPY denomination loan of 14.9b and hereby increase the Gearing from 39.1% to 39.8%.



With this new acquisition,  Japan will increase MIT total portfolio percentage to 6.4% from 5.1%. Increase the total assets value from 9b to 9.1b.

With this acquisition would likely boost their NPI/Distribution Income and perhaps an increase in DPU.

CapLand Ascott Tr - Acquisition of Ify Funan Singapore is another great asset added to boost their total portfolio plus an increase of 3.5m distribution income or 1.5 percent increase in DPU payout, awesome! This acquisition is being funded by the recent divestment of Citadines Mount Sophia and the Gearing is below 40 percent which is a plus point!

CapLand IntCom Tr - Don't forget, tomorrow new PO share will be listed and commence trading on the same day - 2nd October 2024, huat ah! Current price 2.12 is having a gain of 11+ cents, is quite gd! Pls dyodd.

 Wow! Just checked The PO share is being credited , 2nd October 2024! Very generous in distributing the Excess! Managed to secured many times more than my entitlement! Awesome! Nice instant profit!

 CICT : CapLand IntCom Tr  - Rights issue offered price of 2.007 for every 1000 share you are alloted 56 share! I think TERP is about 2.09. I guess opening price is 2.07 to 2.08. 

Advance DPU of 2.11 to 2.21 cents.

DPU accretive is merely 0.9%.




It looks like they are paying a hefty premium price.

It seems like Capiland Investment made a very good divestment gains. Price went up 9 cents to close at 2.78. 

CapitaLand Integrated Commercial Trust's (CICT) manager announced on Sept 3 that it is proposing to acquire 50% of ION Orchard at an agreed property value of $1,848.5 million.

CapitaLand Investment (CLI) will divest its 50% interest in ION Orchard to CICT. ION Orchard is currently held in a joint venture with Sun Hung Kai Properties holding the remaining 50%.
The agreed property value is within the range of two independent valuations of ION Orchard, separately commissioned by the trustee and the manager of CICT. On a pro forma basis, assuming CICT had held and operated ION Orchard from Jan 1 to June 30, the distribution per unit (DPU) accretion is expected to be 0.9%.

Occupancy rate is 94.3%.

Gearing is healthy at 32.7%.

Position rental reversion of 14.3%.

The ops costs increased by 34.5% to 29m. If not, dpu will be higher! 

NAV 1.16.

Ay 1.01, yield is about 7%.

I think results is not bad!
