Mapletree Ind Tr (MIT) - Results is out. DPU increased 1.1 percent to 3.41 cents vs 3.37 cents last year and higher than last quarter 3.36 cents, Fantastic !

Both Gross Revenue and NPI increased at 2% and 2.6% to 177.3m and 133.2m. Borrowing costs seem to have come down a bit. Operating expenses is lowered than last year.  

With some divestment gains to be equally distributed for next 2 quarters dpu likely remain satisfactory or slightly higher! Awesome!

I think nice sets of financial numbers!

She will be releasing her FY results on 27th Feb cum Final dividend,  looks like price is super oversold.

Last night , US side Alibaba closed 3.53 percent higher , up 3.04 at 89.14! Come Monday,  alibaba HK likely follow and rises higher! 

I think they may increase the dividend payout with better Gross Revenue,  Net profit  and healthy cash flows!

Mapletree PanAsia Com Tr  - 2nd quarter results shown Gross Revenue is down 6.1 percent to 225m. NPI is down 8.5 percent to 167m and DPU is down 11.6 percent to 1.98 cents. Are we seeing the lowest point or situation for MPACT and hopefully it will trunaound and improve on the future figures! 

Gearing has came down from 40.5 percent to 38.4 percent this may help to lower the financial cost. China market may eventually improve with the stimulus package being introduced by the gov. Japan we may see nee tenants taking over the space from Fujisu in 2026. I think we need to monitor and see how things turn out for next few quarters!

Yearly dpu of 8 cents. 

Yield is 6% at 1.33.

I can see stable gross revenue and NPI! 

Higher borrowing costs eaten up the Distribution income and thus the dpu payout is lowered at 2.00e cents as compared to 2.25 cents last year.

occupancy rate at 96%+ seem improving.  I think need to wait foe China side to see some improvement plus 2nd half of 2025 we may see interest rate likely help to lower the financial cost! 

We will need to see for next 1 - 3 quarters to see how things pans out!

Price has shoot up to a high of 1.77.

i think too fast leaping up from 1.40 to 1.77. Market has to take a pause of not the falling will be very drastic!
