Olam Group - Chart wise, she will need to cross over 1.08 in order to rise up towards 1.20 and above! Cutting price of 1.02, yield is a whopping 6.86 percent of which is a very good yield level. The compnay just bought back 750k share at 1.02, looks like current price is undervalued! Pls dyodd.

NikkoAM-STC Asia ETF Reit - Getting this counter is like investing into many famous reit counter like CLAR, FCT, FLCT, MLT, MIT, MPACT, Suntec, KDC, CICT, Link etc I think is a no-brainer opportunity! Yielding about 6 percent plus quarterly dividend make it very interesting! Pls dyodd.

I think likely to clear 82 cents and rises higher to test 84-84.5 cents.  

A nice breakout smoothly will likely see her rising up to test 90 cents.

 I think she is slowly gaining momentum and likely to rise up further as US interest rate has peaked and paused and this is generally positive for reit and equity!

NikkoAM-STC Asia REIT ETF (CFA.SI) - She is yielding 6.49% at 0.801, Quarterly dividend, I think is a good yield level to take note! 





It covers most of the index reit like CapitaLand Integrated Commercial Trust,  CapitaLand Ascendas REIT,  Mapletree Ind Tr,  Mapletree Logistics Trust,  Frasers L&C Tr etc.

Chart wise, it has managed to bounce-off from the low of 73.6 cents and closed well at 0.802, looks rather bullish!

If this bullish momentum continue we may likely see her rising up further towards 90 cents and above.

I have nibbled a bit at 1.51 today! 

Most probably  I will skip and take cash instead!

Last day to submit is on 23rd Feb 5pm.

At 1.51, yield is about 6%. I think is a great yield level for me.



Mapletree Log Tr  - Scrip price offered is 1.524, which is higher than current market price of 1.51! Does it make sense to go for scrip! O would rather take cash and buy straight from market directly which is slightly cheaper.  



Election period is from 9th Feb to 23 Feb. 

New share will be credited on 20th March.

At 1.51, Yield is about 6% for this index reit of which I think is a no-brainer opportunity!

Mapletree Log Tr (MLT) - Wah, today closed at 1.62 looks like Bull is in control! A nice crossing over of 1.62 smoothly we may likely see her rising up higher to test 1.73. Huat ah!

CapitaLand Ascendas REIT  - 2nd Half results os out! Gross Revenue is up 11% to 761m, NPI is up 4.6 percent to 641m, Distribution Income is down 1.9 percent to 326.9m. DPU is down 6.1 percent to 7.441 cents. 





Occupancy rate is 94.2%.

Positive rental reversion of 13.4%.

FY dpu is down 4% to 15.16 cents.

Gearing is 37.9%.

XD 8th February.  

Pay date 6th March. 

I think results is within expectations.

Frasers Cpt Tr - On Monday she will included on the STI index component stocks counter likely to see some buying activities! At 2.18, yield is at about 5.5 percent of which I think is quite a good yield. One of the rare local retail mall reit not too miss out! Pls dyodd.

 Today went to NEX at Serangoon to do some errands like duplicating the keys at 4th floor- Shoes & Keys at 4th floor. $4 per key not too bad! Bought some breads and saw the Japanese food fair at 1st level.  










Bought some pan cakes and nice strawberries.


Frasers Cpt Tr  -  On Monday she will included on the STI index component stocks counter likely to see some buying activities! At 2.18, yield is at about 5.5 percent of which I think is quite a good yield.  One of the rare local retail mall reit not too miss out! Pls dyodd. 

Frasers Cpt Tr  - SHE IS TRADING at quite a nice Yield level of about 5.49 percent at 2.20. Estimating yearly dividend od 12.07 cents. NaV  2.311, Gearing is below 40 percent looks like a good pivot point to monitor and buy on further weakness! Pls dyodd. 


On 18th March FCT will be included on the STI components index , likely to see some buying activities when trading near the actual date! 

Immediate support is at 2.15. Next support is at 2.10 and 2.00.

— Aggregate leverage 37.2% as at 31 Dec 2023, down from 39.3% as at 30 Se 23

— 1Q24 all-in cost of borrowing at 4.3% (4Q23: 4.1%)



Chart wise,  let's see if she can rise up to reclaim 2.30 level in order to continue this uptrend direction!

Gross Revenue is up 1.8% to 184m.

NPI is up 1.1% to 129m.

DPU is down marginally 1.2% to 6.02 cents versus 6.09 cents last year! 

Gearing is 39.3%.

Gearing is expected to go down to 36.1% upon completion of divestment of Changi City Point.  

The Average costs of borrowing is 3.8% Slightly higher than last year 3.7%.

Occupancy is 99%.

 Divestment of the Changi Mall at 338M , Citi Analyst upgrade to buy with a price target of 2.51, Awesome!

Citi Research analyst Brandon Lee has upgraded his call on FCT to “buy” given its improved gearing to 37.1%, making the REIT the lowest-geared retail Singapore REIT (S-REIT) among the REITs within his coverage.

FCT’s move will also give it sufficient debt headroom to make potential acquisitions that are accretive to its distribution per unit (DPU), Lee adds.

The recovery of retail revenue after Covid-19 is also another plus for FCT in the analyst’s book.

With all that in mind, Lee has increased his target price to $2.51 from $2.30. His new target price has an implied P/B of 1.08x in-line with FCT’s five-year pre-Covid-19 mean of 1.09x.
