Mapletree Nac Tr

ONE of the few good sponsor reiterated under the strong name that has been overly pressed down due to hk issue!


Full occupancy for their hk FW,looks like market has overly reacted!


Yearly dpu of 7.7+ cents.
Yield is 6.13% base on 1.26.
 NAV 1.438.
Gearing is about 37.2

Looks like it may rise to retest 1.30 again!
Crossing over with ease plus good volume that may drive the price higher towards 1.38 then 1.45.

2nd quarter result is out!
Dpu still manage to inch up 0.6% to 1.937 cents vs last year.
Results seems better than expectations!


Rental revenue is up. Net property income is also up. Looks pretty encouraging!

Ex.dividend on 4th Nov.
Pay date on 22 Nov.


Cash flow seems healthy.


Outlook:

For Hong Kong SAR, overall retail sales from April 2019 to August 20191 contracted by 9.3%, as the
weaker economic conditions and protests, which started in the middle of June 2019, continued to
dampen consumer sentiments

. Festival Walk has maintained full occupancy and achieved positive
average rental reversion for leases renewed for 1H FY19/20. However, with the ongoing uncertainties,
Festival Walk’s near-term outlook is expected to remain subdued.


In Beijing
, macroeconomic headwinds and availability of new office supply are expected to weigh on
overall leasing momentum, putting downward pressure on both rental and occupancy levels at
Gateway Plaza.

For Shanghai
, demand for business park space remains relatively resilient, supported
by cost-sensitive occupiers, and new media and information technology firms. Sandhill Plaza is
expected to maintain a steady performance.

The Tokyo office market
is expected to remain positive, underpinned by low vacancy rates.

The Japan
Properties, with long average lease expiry periods and high average occupancy rates, are expected to
continue to contribute to the stability of MNACT’s portfolio.

Today I nibble a smAll sample of this counter at 1.69.
NAV 1.971.
P/B 0.867.
Dividend of 4.5 cents.


F & N has commenced operations of Emerald Brewery Myanmar, marking its return to the Myanmar beer market.
Emerald Brewery, a joint-venture between F&N and local partners, has established a greenfield brewery located in Hlegu Township in Yangon, to brew Chang Lager Beer.
Looks interesting!
Whether the economy is it good or bad, I think beer lover will continue to pour their love onto it!


Chart wise, in a neutral mode!
Immediate support is at 1.69.
I think this Friday or Monday will be releasing it's Full Year financial result ! A Final dividend of 3 cents is expected to be announced! 


Short term wise, I think it may rise up to test 1.74 then 1.76 with extension to 1.87.

Hi-P

After XD, she continue to rise higher!
It has managed to clear 1.50 which is the recent high, looks bullish and it may likely continue to rise further!


Immediate resistance is at 1.55.

Short term wise, I think a nice breaking out of 1.55 smoothly plus good volume that may drive the price higher to 1.60 with extension to 1.75.

The past few days candlestick looks encouraging and rising up nicely to close at 120 level,looks rather bullish!



Will this bullish momentum continue to push the price higher!



Short term wise, I think it may go up to retest 1.23.
Breaking out smoothly plus good volume that may drive the price higher towards 1.31 then 1.42
level.

Net property income for the quarter stood at S$22.5 million, or S$0.5 million lower than the
preceding quarter, due to higher property operating expenses.




The Manager’s Chief Executive Officer, Koh Wee Lih, said, “Our strategy of active portfolio
management has delivered another quarter of stable distribution despite the challenging
operating environment. This quarter we successfully completed the strategic acquisition of
Boardriders Asia Pacific HQ and continued to progress the asset enhancement initiative at
NorthTech. We will continue to pursue opportunities to grow the portfolio, unlock value and
future-proof AA REIT, in line with our strategy.”
During the quarter, the Manager successfully executed 27 new and renewal leases
representing 65,450 sqm (10.1% of total net lettable area). Portfolio occupancy decreased
slightly to 92.2%, as compared to 94.4% in the preceding quarter mainly due to the transition
of master leases to multi-tenancy leases at some properties.
The Manager also announced the completion of the Boardriders Asia Pacific HQ acquisition
on 15 July 2019, resulting in revenue contribution from the property for part of 2Q FY2020.

In addition, on 18 July 2019, the Manager announced it had successfully secured a master
tenant for the 3 Tuas Avenue 2 property which is currently under redevelopment. The master
tenant, a global medical device company with headquarters in USA, will occupy the entire
premises and has committed to a 10-year master lease on a triple net lease basis

Chart wise, it is hovering in a consolidation mode, likely to see it rises to retest 99.5 cents then 1.00 psychological level.


Short term wise, I think if it is able to breakout 1.00 smoothly plus good volume that may drive the price higher towards 1.05 with extension to 1.13 .
